办公地点租期快到了，考察一下附近的办公楼。这栋楼有18层，目前大约租出去一半，靠西侧可以看到五个大贝壳，一线海景，风景很好。每层租金略有不同，价格在80-100每平方。 优点是一层楼大约分3、4个单元，整层大约800平米左右，可以自由组合租多大，租金和物业费水电比较合理，费用可以按季度缴费。空间利用率比较高。证件齐全。 缺点是配套设施感觉不合理，1-4层有4部电梯，4-18层有2部电梯，速度比较慢，人多起来势必要排长队，每层男女卫生间各一个，3个坑位。停车场目前只有地上车位，地下还没有启用，地上地下停车位不超过200个。将来停车也是个难题。周边360度都在施工，经常封路，未来这块地点规划是不错的，但是要忍受在噪音中工作几年时间。 考察之后还是难以决定，如果各位小伙伴了解价位合理的办公楼，欢迎推荐给我[可怜]要求大约在400-500平米，月租金控制4万左右，可以上下浮动，地点不要太偏，商务氛围浓一些为佳～

评价时间2019年2月15日，商户显示名称海湾商务大厦 ~English comments behind Chinese~ 【位置】在胜利路与新建街交叉口。现在楼的西侧到海边已经被拆的没什么东西了，所以这个写字楼显得特别突兀。其实原来我一直以为这个是一个底商的住宅楼，哈哈。【环境】原来的周边环境是不错的，基础设施和生活设施齐全，现在因为拆迁和修路弄得满目疮痍，尤其它南侧的这个110kv的变电站可谓大煞风景。整个楼算是新楼，电梯都是装修状态。有地下停车场，楼的侧面也有停车空间。楼里面入住的单位不少，因为原来临近三亚港，所以港务及贸易的公司比较多。 ~~~~~~~~~~~~~~~~~~~~~ English comments English is general.If you don't understand.You can leave a message to me. ~~~~~~~~~~~~~~~~~~~~~ Writing time February 15, 2019, The name is Gulf Business Building. 【Location】 At the intersection of Shengli Road and Xinjian Street. There are many units in the building, because it was near Sanya Port, so they are basically port and trading companies.
